Home Staging benefits both Sellers and Realtors. Home Staging is the process of preparing a home for sale on an aesthetic level to increase its marketability by appealing to a wide range of buyers.

Since 80% of home buyers begin their search online and only 61% of them will actually walk through the homes they have viewed online, it is critical that your home stands out from the moment it is put on the market.

Home staging is a very effective marketing tool when it comes to getting homes sold faster and for more money. Statistics prove that staged homes sell 50% faster and for up to 17% more money than non-staged homes. Home staging is also very affordable and is significantly less than the first price reduction. Also, in some cases, it can be tax deductible. (See IRS Publication 523)

Walk-through Consultation
With "buyer's eyes", we will complete a walk-through of your home with you. Starting with curb appeal, we will give you a detailed analysis of needed enhancements. We will discuss any ideas and questions that you may have. We will also provide you with an open house check list and a staging estimate if you would like Fresh Eye Designs to complete any staging work for you.

Customized Action Plan (Written Consultation)
Consultations are frequently used by Homeowners who would prefer to do the work themselves, but still need a plan. Through the eye of a buyer, we will complete a walk-through of your home and follow-up with a Customized Action Plan. Your Customized Action Plan, which is the consultation in writing, includes a prioritized list of needed enhancements, implementation strategies, pictures of your home as-is, and an open house check list for you to follow. By phone, we will review your plan with you, so that you can stage your home successfully.

E-Consultation
If you are beyond our service area, but would still like to work with us, this is your solution. With our E-Consultation, you can e-mail us pictures and measurements of your home and we will send you a written Customized Action Plan. We will follow up with a phone consultation to discuss any questions you may have.

Glass Package
It is not always necessary to buy new furniture to stage a home. With this package, we work with you using what you currently have to make the needed enhancements that will create mass appeal to a wider array of buyers. This includes a prioritized "TO-DO" list to prep the home for staging, perfecting furniture and accessory placement, addressing any needed details, and open house preparation. Once the home is completely staged we will take digital photos that we will make available to you to assist you and/or your realtor in the marketing of your home.

Fee: $400 and up

Lens Package
Sometimes it may be necessary to add furniture/accessories to what you already have to showcase your home at its fullest potential. Working within your budget, we will create a list of needed items for you to purchase. You can either shop for these items yourself or we can shop for you. Once the needed items are purchased, we will complete staging the home and will take digital photos that we will make available to you to assist you and/or your realtor with marketing.

Fee: $600 and up

Please keep in mind that all projects are unique, and customized estimates are based on square footage, condition of home, and detail of project. Fresh Eye Designs will do as little or as much as you request to work within your budget. We will provide a customized estimate for you after a site visit or walk-through consultation is completed.
